With more than 20 years’ experience in Costa Rica real estate, we have tried to establish business relationships with governmental bodies, banks, as well as the real estate legal system that allow us to provide our clients with foreclosures and distressed property opportunities, when they appear. However, for those looking for "foreclosed properties" in Costa Rica, please keep in mind that the banks here almost never made nor make loans available to U.S.citizens or Costa Ricans. Since very few loans were made, very few foreclosures are available, and most have occured with properties that are of little interest to the majority of North Americans interested in 2nd home vacation retirement properties and/or rental income property.
Sometimes large tracts of land are financed by secondary lenders, (uh, loan sharks) and these properties often come up for sale at a highly discounted 75% off from their real value.
Distressed, foreclosed or soon-to-be-foreclosed properties offer some of the best prices available on the Costa Rican real estate market, (or any real estate market popular with international travelers.) We have a number of very motivated sellers who must sell their properties; some offering their discounted properties to less than 65% of the total amount they have invested.
However the time is now, as the past year many properties have sold so there is a shrinking market to purchase these incredible land deals and "vacation rental income properties". As the media reports, there are more flights to Costa Rica coming direct from England, Spain, France, and the Netherlands.
Also it seems that greater numbers are coming here from Venezuela, Argentina, and Colombia;
