Jaco beachfront condos are still a discounted price from their original (Developers') dream prices years
ago. Discounts are still the norm. Tourism is very strong this year so if you are interested in
possibly buying a a Jaco beach or Los Suenos condo, please don't expect to visit them on the week
end when chances are great they will be rented out. It's better to start your search on Monday, so
you can see exactly what's for sale and not be shown "similar" properties.
Also please keep these things in mind:
1. Most condos in Jaco, do NOT ALLOW PETS! Ask first!
2. Most condos in Jaco beach have a very high HOA (Home Owners' Association) fee. Ask first!
3. Most condos in Jaco are being offered with a nice discount since it's still a "Buyers' Market"
so don't expect much more than a 10% additional reduction.
4. All Jaco beach condos are on TITLED LAND, 100% fee simple titled land, no concession zone here.
5. All Jaco condos must pay a 13% rental tax (always charged to Renter however) in Jaco.
6. Property taxes in Costa Rica are much much LOWER than where you live!
7. Homeowners' insurance is very reasonable in Costa Rica and covers everything!
8. Although you may not see the immediate financial return or benefit you were hoping for,
you'll be REWARDED in many other ways; like witnessing the most amazing sunset of your life
from your new beachfront condo balcony or meeting some of the most friendly people you have
ever met in your life!
9. You want equity growth? We are expecting that to begin shortly after the groundbreaking ceremony
for the new Costa Rica International Airport to be located in Orotina, only 35 minutes away!!!
