Whether it's from the NAR website (National Association of Realtors who are always optomistic) or financial sites like Bloomberg, finally there are many positive signs from the U.S. housing industry.
Are they true? It appears so!
LLATEST MARKET REPORT FOR cOSTA LATEST MARKET REPORT FOR COSTA RICA:
We and all other ethical realtors in Jaco have been making fairly good sales the past 3 months in Jaco and the Central Pacific area, BUT only with those Sellers willing to drop their price to 10-20% less than they actually paid for their homes, not 20-40% off their "dream" selling price. Canadians are also buying
more than they have in the past, and their importance to our sales has risen 40%.
So with the improving U.S. home sales and Canada's prosperity, this could mean that this will be the last year for "rock bottom" prices for our market. Come now and buy!
Main reasons why there aren't more Fire Sales in Costa Rica:
1. Costa Rican banks did NOT make many loans to foreigners, nor even residents the past 7 years.
Our banks are not in the same crisis situations as found in other countries, with bank repossessions
and liquidations, foreclosures and bankruptcies. The foreclosures that are occurring are typically
not the "foreigner" deluxe beachfront properties, but the inner city $70,000 or below properties.
2. Our condo market consists primarily of purchasers who only have 10-30% invested, with the rest Owner-financed. Thus they can only discount what they have invested! If the building isn't finished, they might only have equity of 10-30%. Some developers are offering discounts of only 20-25% now, so as not to infuriate their previous purchasers too much.
3. Remember, even at our peak, the prices in the Jaco Beach, Central Pacific area never reached the incredibly high price points found in other popular international tourist or retirement destinations, like Mexico. Lower building & land costs were reflected in the original sales price, so instead of $1 million
Mexican 3 bedroom beachfront condo reduced to $500,000, in our area you might see a $600,000 condo reduced to $469,000.
4.The Central Pacific area has more of that special type of beachfront, 100% Fee Simple Titled property, than anywhere else in Costa Rica! Since 95% of Costa Rican beachfront is "concession" zone, (which we don't recommend without your complete understanding of its risks) our beachfront
properties have retained more of their value. However, prices are currently at their lowest, sometimes
even below pre 2006 properties.

1. Finally, MORE THAN EVER BEFORE,
Sellers are willing to give owner financing, take advantage of these offers.
2. The new Caldera (Ruta del Sol) highway to the Central Pacific is a true success and our
area is recovering faster than any other beach area in Costa Rica.
3. The U.S. housing market is showing resurgence, and Canadians are currently buying
more than their U.S. counterparts. Prices are at their lowest now, but sales are happening!
